We have a system that works very well for FSBO’s as well as Realtors. We understand you are selling FSBO in order to save on commission dollars that you would pay Realtors. We, as Realtors, are trying to earn commission and make a living by assisting people in selling properties.
Our FSBO Plan allows each of those things to happen. We do ask for a listing agreement that gives us the right to sell your property. However, we allow you to market the property FSBO at the same time we have the house for sale. You can continue to show to property to buyers, hold open houses, or any other marketing that you would like to do to promote your property. If you get the buyer and sell the house, you owe us nothing.
If we sell the property, we would be entitled to a commission. However, we would have to get a price that would support our commissions so that your bottom line would be the same as if you sold the property on your on. Therefore, we may actually have two different asking prices, one with a realtor and one if the buyer goes directly to you. This program can work as long as each of us respects the person who generated the Buyer’s interest. The person who generated the Buyer’s interest should be entitled to working with the buyer. We would each need to ask all buyers how they found out about the house being for sale. If you generated the interest, then we would forward the call to you and inform the client that we have a special arrangement with the seller that they can buy directly from you at a discounted price. We would also ask that if someone called you and the call was from efforts of ours, that we would be able to work with that client since we generated the interest in your property.
This program allows for maximum exposure for your property and allows both, the owner and Realtors, to work simultaneously to accomplish the goal of selling your property. When we both work on this together, you will obtain more interest in the property. Anytime there is more demand on the property, typically, a better price is obtained. Also, the longer a house is for sale, the less an owner gets because the buyer is in a better negotiating position. If we can work together to sell the house quickly, you should get a higher price.
